Why A VA Home Loan May Be The Right Choice For You

VA Home Loans are the focus and primary topic on our Two Minutes on Tuesday episode today.  There are so many reasons why a VA home loan may be the right choice for a qualified veteran and I will share a few of the biggest benefits along with a few bonus benefits that you may not have considered.  Two of the biggest reasons why a qualified Vetaran should strongly consider a VA loan is because there is NOT a required down payment and there is no monthly mortgage insurance required.  Both of these make buying a home easier and more cost effective especially when you compare a VA loan to an FHA, 95% conventional loan or USDA - Rural Development Loan. The VA loan can save you money!


Many qualified Veterans are not aware that they can use the VA home loan more than once.  This can be especially beneficial if they have a need to move into a larger home or if they are relocating to an area of more expensive homes.  Remember, no down payment is required so using the VA loan can make a huge difference when you are selling your current home even if you haven't established much in the way of equity.  

How about buying a duplex or a multi-family apartment building up to 4 units?  There are a few key factors but the answer most often is YES.  You need to live in one of the units and the home needs to meet the VA home requirements.  This is an AMAZING way to buy a home and have your tenants rent building extra equity.  I personally lived in a duplex early in my career and it was a super fast way to pay down the mortgage and when I eventually sold the property I had a lot more money to put down for my next purchase.

Did you know that VA has an option called EEM (Energy Efficient Mortgage) where you can finance specific energy efficient improvements into your home purchase.  Examples would be replacing an old outdated furnace with a new high efficiency furnace, hot water tank, energy efficient windows and doors, insulation and many other improvements could qualify for the EEM mortgage.  As part of the EEM program, many lenders will want to verify that the benefits of the planned upgrades offset the costs.  

These are just a few reason why a VA Home Loan might be worth exploring.
