The Apple Valley Lake each year traditionally experiences a boost in home sales activity from April through August. This is never a surprise because as the spring housing market begins people start thinking about the lake lifestyle and that lake lifestyle is what drives a significant number of the homes sales at the Apple Valley Lake each year.
The graphic I have included shows the monthly median home sales prices for the Apple Valley Lake. As you can see the market really starts ramping up in June and July and we typically see the market peak in August which is right before most families with children are preparing before their kids head back to school. This year the Apple Valley Lake real estate market maintained the same home buying trend as it has during the last 10 years.
Something that many may not realize is that the real estate values are not fluctuating by $75,000 between the peak months and the normal housing market. What you are seeing on this graph in June, July and August is a sizable number of Apple Valley Lake waterfront homes that are selling in the $300,000 to $600,000 price range. When the housing market factors in these higher value home sales it can boost up the median monthly home sales statistics by 50% to 75% during the summer months. From September through March the numbers are more typical and inline with the average sales price of Knox County Ohio.
