Virtual Touring Your Community

Imagine if you had a virual tour or slide show of all your community amenities for buyers and sellers to see.  How much would your business grow if all your listings had a specific virtual tour of the neighborhood and another virtual tour for the specific school district your listing was in.  Once you photographed and created all these community type virtual tours think how easy it would be to post 2 or 3 virtual tours for every listing.  Obviously the main tour would be the home, then the schools, then the neighborhood...and so on.  The key is that you would not have to recreate the tours over and over because they would already be created and you would simply place virtual tour links on your listing webpage for each of the individual tours.  Here is a quick sample of community tours:

Brad, Thanks for the positive feedback on the virtual tour idea.  I think your idea is a good one and creating a virtual tour of a subdivision is an excellent idea and one I need to do also.  Are there any condo communities in your area and if so what do you think about creating a virtual tour of that?  I think we could really have some fun taking the virtual tours WAY beyond simply homes. 

Knox County Ohio is still active but if the price is not PERFECT the home will sit with no showings and no offers.  Our market had not seen massive appreciation so we have not seen a huge decrease in values but the overall closings are down some.  As you stated about your market...we are steady.

Jill and Ron, I hired a high school student to shoot most of the photos using an HP R927 digital camera that has a built in wide panoramic self stitching feature. The camera can be purchased for $250 or less and comes with a camera dock and charger.  It is ideal for exterior photos but does not have a wide angle lens so it is not ideal for interior photos of your listings with smaller sized rooms.  However, for the project I wanted...this camera was perfect.  Best of luck and I have a strong feeling this project is worth adding to your project list.  Happy Selling!

Great idea Sam. I'm thinking of creating a company-wide effort to virtual tour all of our neighborhoods on our new web site.

Joe, That may be a greatt idea if you are a broker but if you are an agent I would do it yourself.  Most agents won't go to effort to take on a project this big but the ones who do will be very happy with the results.

I also do this for my land listings, pictures of trees and dirt are only so interesting, but the amenities are beautiful to look at!

Yvonne, That is a great idea.  I have a feeling the other virtual tours spice things up a bit.  We are working hard to add as many virtual tours as possible before the winter weather settles in.

What an awesome idea! I loved looking through the fair photo's...brings back memories. Also you are able to show someone in another state what it's like there from an "up-close" perspective. Wonderful!

Sharon--You got it...and the comments from buyers and sellers have been spectacular.

Adam--My recommendation is to shoot and complete one tour at a time and build a virtual library of community sites.  Before long you will have 30 or 40 tours on a website tour directory page plus links from all your listings to the tours.
