Who is your mentor in real estate?

Many of the top real estate agents of today were inspired by someone great years earlier.  Back in 1990 and 1991 my business was buzzing along at 50+ home sales a year until I was given an interview tape by Howard Brinton.  That single tape changed my real estate career and it changed my personal life forever.  I listened to that interview with Howard Brinton and Ralph Roberts more than 20 times over and over and the more I listened to it the more excited I became.  Those of you who heard that original Roberts Roberts interview know exactly what I am talking about because Howard and Ralph blew the glass ceiling off of what we thought was possible in the real estate industry.  That interview to me was like Roger Bannister running the very first 4 minute mile.

Why Should A Buyer Purchase A Home In Your Community?

This is your chance to share with us why you think that a buyer today should select your community and purchase a home there.  Tell us about your area, highlight any unique or special features and why a buyer would benefit from living there.  Feel free to post a few photos of your community and make sure that you mention the name of your community with the city. state, zip code and the county.  This should be a fun topic and as it grows it could be like looking through a photo album of great places to live with some added search engine juice.  I will start this off with my community in Knox County Ohio.

Knox County Ohio - A Great Place To Call Home

Kokosing Gap Trail Bike and Walking PathKnox County Ohio is one of the most livable cities in all of Ohio.  It is geographically the center of Ohio and is the home Kenyon College and the Mount Vernon Nazarene University.  The county location is convenient to larger surrounding cities and offers easy access to Columbus, Newark and Mansfield which is ideal for those who commute to work and those who enjoy big city shopping and entertainment.

If you love the outdoors Knox County is a dream come true for you.  We have one of the nicest and most beautiful rails to trails bike and walking paths you will ever see called the Kokosing Gap Trail.  This solid surface trail attracts cyclists, joggers, roller bladers, photographers and anyone else who enjoys the gorgeous tour from Mount Vernon through Kenyon College then onto Howard and our trail riders can go all the way to Danville which is in Eastern Knox County.                                         Photo of The Kokosing Gap Trail Bike Path

Knox County has a tremendous amount of history and our community supports many local events and projects that are for the benefit of Knox County and the communities within the county.  In 2007 the city of Mount Vernon made a significant investment into an all new water park and community swimming pool.  The park opened during the summer of 2007 and has been a huge hit not only for those of us who live here but for others who travel from surrounding areas to enjoy a day of fun in the sun riding the water slides and swimming.

The photo to the right is of the Mount Vernon Public Square.  This is where many festivals and community events are held such as the Dan Emmett Festival, First Fridays which is a monthly community event with car shows, food vendors and entertainment.  On Saturdays the public square is the location for our community farm market events where you can purchase fresh produce and other products.  I especially love the farm market during apple season because many of our orchards bring in freshly picked apples.  Our Christmas parade also utilizes the Mount Vernon Downtown and the parade actually goes through historical main street and around the public square. 

Living in a smaller community creates so many positive opportunities for you and your family.

The Apple Valley Lake is a community in Knox County that is ideal for year round living and it's a fun lifestyle geared around the lake and lake living.  There is boating, jet skiing, fishing, swimming, golfing, gardening and many other enjoyable outdoor activities for all ages.  Apple Valley has 3 sand beaches, a marina, multiple boat launches and lots of fun things to do for the local residents.  There is also a big 4th of July celebration with activities including a ski show and fireworks that is very popular with all the property owners. 

The best place I have found to watch the fireworks in Apple Valley is on a boat out in the middle of the lake because the reflection of the fireworks is truly spectacular.  The energy and excitement during this event is simply amazing.

The photo to the right is of the Mount Vernon Memorial Theatre.  This is where Ohio Junior Miss is held along with many large production school programs including Christmas plays, holiday programs, Tavasci singing programs and concerts,  The Mount Vernon Players, benefit shows, high school awards programs and many other various community musical concerts thoughout the year. 

We are very fortunate to have this theatre and within the past 5 years the community has invested into new seating and other enhancements for the benefit of our attendees.  For a smaller community we have a tremendous amount of quality community events.

Knox County Ohio includes Mount Vernon, Fredericktown, Danville, Howard, Gambier, Centerburg, Martinsburg and Bladensburg.  Mount Vernon is the country seat and is geographically the center of Knox County with all the other villages surrounding Mount Vernon.  State Route 13, Route 95, Route 229, Route 36, Route 586, Route 546, Route 3, Route 657, Route 314, Route 715, Route 205, Route 14, Route 661 and Route 62 all travel through Knox County. 

When you live in Knox County it is very easy to get around and there are no traffic issues that are commonly found in a bigger city such as Columbus.  You can drive from any of the surrounding villages to Mount Vernon typically with 10 to 20 minutes.  This is ideal for traveling to work shopping, sporting events and other community events.

Affordable homes can easily be found in Knox County with prices for clean homes starting at about $60,000 and the average price for a home within Knox County selling at around $140,000.  Lakeview homes in Apple Valley are commonly found between $125,000 to $250,000 and waterfront homes starting at $250,000 and most common year round waterfront homes sell between $400,000 and $750,000.  You can buy a vacation "cabin" for $80,000 and up.

Country homes with 1 to 5 acres are plentiful and gentleman type mini farms with 5 to 20 acres are still considered quite afforable.  Larger scale farms with 100+ acres are available from time to time and sell  from $400,000 and up.

A Cool Companion For The FLIP Video

I have experimented with shooting a handful of videos while either driving a neighborhood or riding my bike.  Both of these examples have required me to hold the video camera with one hand and steer my car or bike with the other hand.  Last week I was visiting a Best Buy store and I came across a new product that will make my neighborhood videos shoots a breeze and here is a photo of my newest tech tool.

Hot Rod Corvette is taking shape

Some time ago I posted a couple of photos of my 1984 Corvette hot rod project and thought I would post a link detailing the progress we have made.  I have recently added a VillageMaker website by Real Pro Systems and this social networking website has so many neat uses that I decided I would use one of my unlimited websites to highlight the build of the Vette.  Here is a photo of the Vette before the project started:

Apple Keynote 08 Virtual Assistant Wanted

I am very interested in having a virtual assistant build a top notch Keynote presentation for me.  The idea I have is to create a 15 to 20 slide presentation that focuses on one of my current real estate listings.  Basically building a really nice listing home book like you would see when you are on a showing where the listing agent creates a gorgeous book that highlights the home.  The book would obviously feature interior and exterior photos, property details, land survey and some other key information.  I want this project to be built in Keynote 08.

Powerpoint or Keynote Video Presentation Using An Apple TV

Most of you who have seen the Apple TV probably never thought it of it as much more than a wireless T.V. box with a hard drive.  The reality is that it can easily become a killer presentation device that you can use in your conference room, your office show room window, your waiting room and there are certainly other uses.  Consider that the Apple TV can play a slideshow photos and it can play movies.  Now think about a very cool PowerPoint or Keynote presentation that you have created.  Remember that you can export those presentation files as a Quicktime Movie file.  You just created a presentation movie that can be played on your Apple TV.  You could have dozens of different presentations that you can select just like you would select a movie from your DVR.  You could create a PowerPoint presention video file explaining the home buying process along with hundreds of other useful videos.   

Many real estate agents are using video as part of their marketing plan and this is where the Apple TV can really make you shine.  Imagine creating a real estate listing video and saving it as a high quality Quicktime file and wirelessly uploading it to your Apple TV.  You could have ALL of your listings on your Apple TV for your buyers and sellers to see.  The best part of this is that each of your videos could be in your movie library list on your Apple TV and as you create more listing videos you can continually be adding them to your Apple TV through your wireless connection on iTunes.  The future uses of this technology are pretty much endless.
